The distinction worth understanding is which course you are on. Diamante has four β the Dunes Course by Davis Love III, El Cardonal and the Oasis short course from Tiger Woods’ TGR Design, and the Legacy Course. Golf Villas sits with the first and third of those. If your golf is mostly quick evening rounds, the Oasis frontage is the more interesting position; if you want the championship layout outside the window, the Dunes side is the one to look at.
This is a finished-home neighborhood, which sets it apart from most of what else is available at Diamante. Beach Estates and Sunset Hill are homesites you build on. Golf Villas you buy and move into.
The courtyard plan does real work in this climate. Rooms open inward to a shaded, planted centre rather than presenting a flat facade to the afternoon sun, so the house stays comfortable through the hottest part of the day without running air conditioning everywhere at once. The pool terrace faces out toward the fairway.
On size: the developer’s own description of the villas is four bedrooms and four and a half baths, but the resale stock does not all match that. Homes currently trading in the neighborhood run from four bedrooms up to six, and floor areas vary widely between them. Do not assume the published plan describes the specific house you are looking at.
What Golf Villas does not have is a beach frontage. It is an inland golf position within Diamante, a few minutes from the sand rather than on it, and the views are fairways and desert with ocean beyond from some elevations rather than water at the foot of the terrace. If oceanfront is the requirement, the community’s beachfront condominium product is a different development entirely β worth saying plainly, because Cabo listing copy tends to blur this.
