What You Can Actually Buy at Diamante
Three kinds of property across fifteen neighborhoods: homesites you build on, finished villas, and condominiums.
Homesites. The largest coastal parcels are in Beach Estates β forty lots of close to an acre on the southwest corner, tiered so the back rows keep their sightlines. Sunset Hill Estates runs 78 ridgeline lots with the long sunset views. Las Cantinas is a much smaller enclave of eleven half-acre lots beside the Dunes Clubhouse. Inside the Legacy Club, Legacy Founders sits among the golf holes and Legacy Estates is ten lots at the highest point in Diamante.
Finished villas. Golf Villas wraps around the Dunes and Oasis courses on a hacienda courtyard plan. Casa Cardonal sits along the El Cardonal course, Las Terrazas above it. Las Casitas and Las Colinas are the turnkey end β finished homes with rooftop decks, ready to use.
Condominiums. Dunes Residences are two-bedroom units directly above the Dunes Clubhouse. Ocean Club Residences is the beachfront building, and the only place at Diamante offering both fractional and whole ownership in the same development.
The honest way to choose between them is timeline and appetite. Building gives you the lot you want and a house nobody else has, at the cost of a design-approval process, an architect, and a construction period. Buying finished gets you in this season, from a smaller pool, and you inherit someone else’s decisions. Condominiums remove the maintenance question almost entirely, which is why they suit owners who are here part of the year.
The second filter is what you want outside the window. Diamante has three golf courses β the Dunes Course by Davis Love III, El Cardonal and the Oasis Short Course, both from Tiger Woods’ TGR Design β plus roughly a mile and a half of beach and a 10-acre Crystal Lagoons saltwater lagoon. Fairway frontage, lagoon proximity and ocean views are three different neighborhoods, and they rarely overlap as much as the marketing suggests.
One structural point that confuses buyers: Legacy Club is a gated enclave inside Diamante, not a separate community. Legacy Founders, Legacy Estates, Legacy Highlands, Legacy Villas and Legacy Gardens all sit within it, behind their own entrance, and it is the more private tier of the development. If a listing says Legacy, that is what it means.
Worth knowing before you start: club and course access is tied to membership rather than to the deed, and what a given property conveys varies.
