Diamante runs along the Pacific coastline west of Cabo San Lucas, and it is large enough that two homes inside the same community can offer quite different daily experiences. Before comparing finishes and floor plans, it is worth being clear about where in Diamante a property actually sits. That is the part you cannot change later.
Golf frontage, and which course
Diamante has two championship courses and a par-three short course: the Dunes Course by Davis Love III, El Cardonal by Tiger Woods, and the Oasis Short Course, also a Tiger Woods design. A home on the Dunes is a different proposition from one on El Cardonal, and listing copy often says “golf course home” without saying which. Ask which course, and ask which holes. The view, the foot traffic past your terrace and the exposure to stray balls all follow from it. There is more on the courses themselves in our guide to Diamante’s golf courses.
An ocean view is not the same as oceanfront
On this coastline “ocean view” covers a wide range, from a home where the water fills the window to one where you catch a strip of blue from an upstairs terrace. Oceanfront is a much smaller category. Stand in the actual room before you decide. A wide lens used from the best corner of a property is not evidence of anything, and elevation changes what you see far more than distance from the water does.
Building and maintaining on a Pacific coastline
Salt air and sun are hard on a house. Window and door hardware, exterior metalwork, pool equipment and air-conditioning units all age faster close to the water than they do further inland. When you view a home here, look at how the current owner has handled that. The condition of the fittings tells you more about how a house has been maintained than the finish on the walls does.
Questions worth asking before you shortlist
- Which course, if any, does the property front, and at which holes?
- What are the current club and golf access terms, and what transfers when the home is sold? Ask for this in writing. It is set by the club rather than by the listing.
- What does the community fee cover, and what is billed separately?
- What is the beach and water access from this particular part of the community, and what is said about swimming there?
- How is the home looked after when you are not in it?
None of these has one community-wide answer, which is why they are worth asking property by property. To see what is on the market now, start with Diamante homes for sale.
